External wall insulation isn't the right fit for every home, and it isn't without trade-offs. Here are the real disadvantages homeowners should weigh up — and how a correctly specified, SEAI-registered install manages each one.
6 Real Disadvantages, and How Each Is Managed
We'd rather you know these upfront than find out halfway through a job.
Higher upfront cost
External wall insulation costs more up front than cavity fill or internal dry-lining — typically €8,500-€26,000 before grants, against a few hundred euro for a cavity pump job.
How we manage it: The SEAI grant covers €3,500-€8,000 of that, and unlike cavity or internal insulation, EWI also refreshes the whole exterior render and typically delivers a bigger BER jump — so the cost is doing more work per euro.
Changes the outside appearance
Wrapping the house in insulation board and render means losing the existing brick, pebbledash or stone finish underneath, unless a brick-slip or stone-effect finish is specified.
How we manage it: Most Dublin homes we work on are pebbledash or painted block to begin with, so the new silicone or silicone-acrylic render is a straightforward visual upgrade, not a downgrade. Colour is your choice.
A few weeks of disruption
Scaffolding goes up around the full perimeter of the house for 2-4 weeks, and access to windows, doors and the garden is restricted while work is ongoing.
How we manage it: You can live in the house throughout — EWI is applied entirely from the outside. We schedule around bins, deliveries and garden access, and clean down daily.
Adds thickness to the walls
A typical EWI system adds 100-150mm to the outside of the wall, which means window sills, door thresholds, gutters and downpipes usually need extending to sit flush with the new finish.
How we manage it: This is standard detailing on every EWI job — we allow for it in the fixed quote, so it's never a surprise cost after the survey.
Planning restrictions on some homes
Protected structures and homes inside an Architectural Conservation Area (parts of Dalkey and other period streetscapes) may need planning sign-off before the exterior can be altered.
How we manage it: We check this as part of every free site survey and handle the pre-planning consultation with the local authority where needed, before you commit to anything.
Risk of trapped moisture if poorly installed
A badly detailed EWI system — wrong vapour handling, poor sealing around openings — can trap moisture in the wall build-up instead of keeping it out.
How we manage it: This risk comes from poor installation, not the technique itself. We only fit NSAI Agrément-certified systems and our crews are SEAI registered specifically for this work — correct detailing is the whole job.
Is It Still Worth It?
For most pre-2011 Dublin homes, the trade-offs above are outweighed by a 25-45% cut in heating bills, a BER jump of two to three bands, and up to €8,000 off the cost through the SEAI grant.
